4: Monies & Completion Statement
This part of the process involves preparing the final financial figures, requesting any outstanding balance from you, and making sure all parties (such as the seller, estate agent, and lender) are paid correctly on completion day. Here’s what you need to know.

Understanding the Completion Statement
We’ll prepare and send your completion statement before your completion date.
We aim to get this to you as early as possible, but sometimes we’re waiting on final figures from other parties involved — so there can occasionally be a short delay. Rest assured, we’ll send it across as soon as we have everything we need.
It shows:
- Money already received (e.g. your deposit or mortgage funds)
- Money due (e.g. legal fees, stamp duty, search costs)
- Any lender cashback or gifted deposit
- Adjustments for ground rent or service charges (if leasehold)
Yes, absolutely. Any initial payment you’ve made (often around £300 on account) will be shown on the left-hand side of your completion statement under funds already received. It will be deducted from your final balance due.
- On the left: money coming in (e.g. mortgage).
- On the right: money going out (e.g. fees, lender payments).
The difference tells us how much we need from you—or what’s due back to you.
Your initial quote provides an estimate based on the information known at the start of your transaction. However, as your conveyancer progresses, additional legal work, specific searches, or other payments made on your behalf (known as ‘disbursements’) may become necessary.
These can arise from factors unique to the property (such as its location requiring a coal mining search), requirements from your mortgage lender, or if a gifted deposit is involved.
We always aim to be transparent and will ensure any charges are clearly explained within your reporting, or on your completion statement, or at the appropriate stage of your purchase.
You can also refer to our ‘Common Additional Fees Guide’ for a full breakdown of potential costs that may apply depending on your individual circumstances.
Let us know which figure you think may be incorrect or missing. We’re happy to explain, or (where appropriate) amend anything that needs updating.
Paying the Balance to Complete
We ask that you send cleared funds at least one working day before completion.
Bank transfer is the easiest and safest method. Our bank details will be included in your completion statement. Please always use your case reference as the payment reference.
Please speak to us first. We prefer the funds come from a single account in your name. If multiple sources are involved, we’ll need to verify the source of each one to comply with anti-money laundering rules.
Yes—we’ll send you a confirmation email once your funds have arrived and cleared in our account.
Mortgage and Lender Questions
Yes—your lender will send the funds directly to us, usually the day before or morning of completion.
This is often due to a lender admin or transfer fee (typically £20–£30). It doesn’t affect your loan balance.
Some lenders send the cashback to us, and we include it in your completion statement. Others (like Nationwide or Newcastle) will send it to you directly within 30 days of completion.
Fees and Policies That May Appear on Your Statement
Here are some additional fees that may appear depending on your individual circumstances. These cover extra legal steps that may be needed to progress your purchase. You can view our complete breakdown of potential additional fees here:

Your lender may require this search if your property is in a coal mining area. The fee covers this specific search.
This is a fee charged by the freeholder or management company to register your new ownership or your lender’s interest, as required by your lease. We pass on the exact cost they charge.
If someone is gifting you money towards the purchase, we’re legally required to carry out Identity Verification and source of wealth and funds checks on them. A small fee applies for each giftor to cover the administrative cost of completing these checks.
If any part of your deposit or purchase funds is coming from outside the UK, we’ll need to carry out extra compliance checks. This additional fee covers the cost of the additional work needed to meet the associated legal and regulatory obligations.
These types of schemes often involve extra documentation or approval from housing associations or local authorities. The fee reflects the added legal work needed to meet their requirements.
Other Costs and Adjustments
If you’re buying a leasehold property or one with a service or management charge, the seller may have prepaid charges or ground rent. These are apportioned, meaning you reimburse the seller for the period you’ll own the property.
Yes—if you are also selling a property, we will settle the estate agent’s invoice from the sale proceeds. If you are only buying, there is usually nothing to pay to an agent unless agreed separately.
