3: Source of Wealth & Funds
To comply with UK anti-money laundering regulations, we must verify how you’re funding your purchase. This applies to all clients and is a legal requirement—whether you’re using savings, inheritance, a gifted deposit, or proceeds from a sale.
We use a secure and trusted service called Armalytix to help you complete this step quickly and easily. It connects (with your consent) to your bank securely (with your consent) and creates a report for us—saving you the hassle of printing or sending documents. You remain in full control of what’s shared, and there’s also the option to upload documents manually if you prefer.
GO BACKSource of Wealth & Funds
It is our legal duty to ensure the funds you are using have come from a legitimate and verifiable source. We also have to carry out checks on anyone else providing money—such as a parent, friend or family member.
This is to:
- Protect against fraud and money laundering
- Comply with UK regulations on anti money laundering and counter-terrorist and proliferation financing.
If any part of the money (deposit or otherwise) is coming from someone else, that is treated as either a gift or a loan, and we must complete checks on the source and origin of their money too.
This means:
- They will need to verify their identity
- We’ll ask them to complete an Armalytix report or provide supporting documents
- Your mortgage lender will also need to be informed
There is a small charge of £95 + VAT per person to cover the extra checks.
Due to regulatory guidance, we cannot accept money from:
- Cryptocurrency or crypto assets
- Crowdfunding platforms
- Unregulated loans
- Funds from high-risk countries (as defined by international standards)
- Rotational Savings Groups (ROSCAs) or informal, unregulated savings clubs
- Any funds from China without official SAFE authorisation
If you’re unsure whether a source is acceptable, please ask – we’re happy to advise before anything is transferred.
This may delay your transaction and could even lead to us having to stop acting. If we have to repeat checks due to changes or incomplete details, an additional fee of £450 + VAT will apply—so please let us know if anything changes during your transaction.
We understand this step may feel personal, and we’re here to help make it as smooth as possible. If you have any questions or would like to speak with someone before starting, we’re happy to guide you.
