In recent years we have seen significant changes to the legislation impacting the Landlord to Tenant relationship. Our team are able to provide all relevant advice for landlords and agents.
Due to the number of legislative changes, it is easier for Landlords to accidentally find themselves in breach of the law which can have a significant financial implication for them, and in some situations can prevent them from removing a tenant from their property.
It is anticipated that over the coming years we will see further changes to the law, with some suggestions that no-fault evictions may be scrapped. Should a dispute arise, we can provide full advice for landlords and agents and take instructions on a whole range of issues.
The most common issues we see are:
At Watson Ramsbottom we are fully geared to seek possession of properties for landlords. Most cases arise due to rental arrears and we are able to assist landlords recover their properties either by negotiating a surrender of the tenancy or by the issue of court proceedings.
Sometimes a letter is all you need, but when your livelihood depends on rental income are able to ensure that your property is recovered for you in the speediest way possible.
One of the best way to avoid litigation in any type of law is to ensure that the papers are drafted properly and to that end we offer a full drafting service including tenancy agreements and Notices Seeking Possessions under section 21 and section 8 Housing Act 1988.
We also take instructions from Tenants who are seeking to bring claims against their Landlord which gives us an excellent insight into disputes from both sides of the proverbial coin.
We offer fixed free structures for some residential housing cases helping parties know the cost at each stage of the proceedings
